			<content:encoded><![CDATA[<p>The Decemeber 2011 REALTORS Confidence Index survey reports that an increasing number of Realtors® across our nation expect prices of single family homes to be constant or rising in the next 12 months. The December 2011 index was significantly higher than the December 2010 index.  Similar predictions of a bottoming out of the residential markets have recently been available from a number of forecasting services.</p>
<p>Given the doom and gloom marketed over the past several years by the media, this is good information for the prospective buyer and the economy in general.  While the Alma, Fairplay and Breckenridge, Colorado areas can sometimes be a bit off the national trend, we are seeing an increase in Buyer activity as the number of both vacant land and home sales continues to rise.  Prices are still very favorable for Buyers, and it is a great time to buy real estate in Park County or Summit County!</p>

<p>Some of the other green building practices used include:</p>
<ul>
<li>100% cotton recycled denim insulation (higher R-Value than synthetic fiberglass of the same thickness and utilizes no fiberglass, chemicals or formaldehyde).</li>
<li>Low VOC, eco friendly water based interior paints.</li>
<li>All new windows are double pane, insulated, and wood framed. Custom storm windows built from reclaimed wood have been installed on the original single pane windows that remain.</li>
<li>Water based stain and natural wax used on all of the wood floors and wood trim work. The sellers chose not to use any chemical-based products.</li>
<li>All water is heated through insta-hot systems, thus conserving energy and money and always having a constant supply of hot water.</li>
<li>Kitchen counters are made of Silestone, which takes scrap pieces of granite that would otherwise be discarded into landfills, grinds them up and produces a more environmentally friendly alternative to granite countertops. Unlike granite, it doesn&#8217;t scratch or stain, and is not heat sensitive.</li>
<li>Reclaimed hardware and plumbing fixtures used in various installations throughout the house. New toilet designed to minimize water usage.</li>
<li>The back yard deck was saved and reused from it&#8217;s original installation behind the 1934 addition.</li>
<li>The stone used in the retaining wall around the front porch came entirely from loose stone that was on the property.</li>
<li>The roof system throughout is a standing seam aluminum roof.  There are 4 inches of insulation and a 2 inch vented cold roof space above the ventilation, but below the aluminum.  This provides excellent thermal and sound insulation, while virtually eliminating the heating of the aluminum roof that can cause snow melt and ice damming.</li>
<li>Heating is provided by a highly efficient Hydro-Sil silicone element electric baseboard system that is much more efficient than traditional baseboard heaters. It is also extremely quiet. </li>
</ul>

			<content:encoded><![CDATA[<p>The latest National Association of Realtors Profile of Home Buyers and Sellers showed a growing trend among recent buyers. </p>
<p>The latest figures show that 89 percent of buyers purchased their home with the help of a real estate agent or broker. This is a sharp increase from a decade ago in 2001, when only 69 percent of buyers enlisted the help of a Broker.</p>
<p>Here are a few of the many reasons a Broker can be your biggest ally: </p>
<p>First, Brokers are licensed professionals, which means they had to complete coursework and pass an exam in order to become a Broker. They have the education and experience to help you navigate what will be one of the biggest purchases of your life.</p>
<p>They also have access to a wide range of properties and can guide you to those that are the best fit for you, which can save you time and energy. If you are unsure what type of property you&#8217;re interested in, a Broker can help explain the pros and cons of things such as condo life versus single-family detached living, etc.  They can also ease the burden of buying by simplifying the process for you. They set up showings, drive you to appointments if needed, and help you handle the intricacies of negotiations and the complex contract process straight on through closing. </p>
<p>Today&#8217;s market also presents challenges that simply weren&#8217;t present or didn&#8217;t dominate the market a decade ago.
